4 steps to fire damage remediation

PROTOX Method: Fire Remediation

1 Preparation
  • Remove all movable items (to be cleaned externally).
  • Divide the area into sections for better control.
  • Turn off the ventilation serving the area.
  • Create negative pressure with HEPA-filtered extraction if necessary.
  • It is not enough simply to seal off; without partitioning, soot and odours spread to clean surfaces.
2 Decontamination
  • Dry cleaning (vacuuming, possibly cleaning with a dirt eraser).
  • Clean all surfaces according to the soot class. Start with the lowest necessary dosage and increase as needed. The liquid is advantageously applied using a Gloria Foammaster for better moisture control.
    Sport climbing 1–2 → SC20.
    Soil class 3–4 → SC40.
  • Cleaning around fitted furniture often requires dismantling for a thorough clean.
  • Pay special attention to power sockets, lighting outlets, ventilation inlets/outlets, moulding, etc.
3 Quality control (prior to odour remediation)
  • Never start odour remediation before the cleaning has been checked and approved. If you odour remediate an unclean surface, you lock the problem in rather than solving it.
  • Sequence: Clean → check that the surface is clean → then activate HYSAN.
  • The final check afterwards is not enough; check also between the steps.
  • After thorough cleaning, apply Activated HYSAN to all surfaces that tolerate water/moisture using a low-pressure sprayer.
4 Final inspection – zone by zone
  • Keep the sections right up to the final inspection.
  • Control with heat + water one zone at a time, not the whole surface at once.
  • When assessing large areas, residual odour can be diluted in the air volume and thus give a misleading result. Therefore, check each zone individually.
  • Assess the odour locally, close to the surface, in each zone.
  • Possible VOC control by external company.
